When we are hired for a Design-build project, Sullivan Construction handles all aspects of the project from coordination of Engineering, Architecture and Construction. We are your one point of contact.  General Contracting may consist of multiple entities working closely together to reach a common goal.

• Detailed Cost Tracking: Monitoring expenditures to maintain alignment with your approved budget.

• Value Engineering: Continuously evaluating design and construction options to achieve the best value without compromising quality.

• Change Order Management: Reviewing and managing changes to minimize impact on cost and schedule.

General Expense costs include the Superintendent’s time on a weekly basis and the Project Manager’s time on a daily basis.
There are a few additional miscellaneous costs that will be included in the project depending on scope.

Timing is project specific- a construction schedule will be presented and will be agreed upon prior to project start.

Yes, we will work closely with the project architect to follow ADA and Accessibility regulations.

Site Plan approval will be secured by the Owner, Architect and Engineer. Sullivan Construction coordinates with Architects, Engineers and/or Consultants to secure the Building Permit.
